Pavement in a Boom Town
Asphalt paving in Johnstown is shaped by speed. The town had 3,827 residents in 2000, 9,887 in 2010 and 17,303 in 2020, with an estimate of 22,433 by 2025. Most driveways are young, and many were built quickly. Young pavement is cheap to protect and expensive to neglect, so a lot of our work here is first sealcoats, crack sealing and correcting drainage problems that show up after the first few winters.
Named for a boy in the hospital
Harvey J. Parish platted the town in 1902 after buying land for $11 an acre near the new Great Western Railway. When his seven-year-old son John was in the hospital with a ruptured appendix and someone asked what to call the place, Parish said it would be John's Town. The town now spans Larimer and Weld counties.
Between two rivers
Johnstown sits just west of where the Big Thompson and Little Thompson rivers meet, at about 4,994 feet. Low ground near river corridors tends to hold water, and builders often import fill to raise lots. Where that fill was not compacted well, driveways settle in the first few years. If one side of your driveway is sinking or a crack runs lengthwise near the edge, the base below it is usually the cause.
Commercial growth
The town has more than 470 businesses, and large employers include the Scheels store, Kroger's fulfillment center and a Buc-ee's travel center. Retail and logistics lots take heavy trucks, so they need thicker sections and full-depth repairs where wheel paths rut. We pave, patch, seal and stripe commercial lots and schedule around business hours.
Retail and logistics lots
Warehouse and retail lots near I-25 see a mix of cars and trucks. The truck lanes and dock aprons wear first, often rutting in summer heat. We build those areas thicker than the car parking, set up drainage so water does not sit at dock doors, and stripe the lot so trucks and cars stay apart. When lots are restriped, the 2010 ADA Standards set the number of accessible and van-accessible spaces.
Costs to plan for
HomeGuide lists new asphalt driveways at roughly $5 to $12 or more per square foot and sealing at $1 to $2. For a newer Johnstown driveway, a seal job and crack work every few years is a small fraction of a replacement.
New driveways, first steps
- Wait 3 to 6 months after paving before the first seal, per HomeGuide
- Seal cracks in late summer or fall before the freeze season
- Keep sprinklers from soaking the driveway edges
- Watch for settling along edges and at the garage joint
- Call early when a soft spot appears; small repairs are cheap

Johnstown Questions
My Johnstown driveway is only a few years old. Does it need sealing?
Yes, once it has cured 3 to 6 months. Early sealcoats and crack sealing are the cheapest way to keep a young driveway from aging fast.
Why is one edge of my driveway sinking?
Usually the fill or base under that edge was not compacted well or is getting wet. We cut out the area, rebuild the base and repave it.
Do you pave lots for warehouses and retail?
Yes. We size the asphalt section for truck traffic and plan phased work to keep docks and entrances open.
Is Johnstown in Larimer or Weld County?
Both. The town spans the county line, which matters for access permits on rural properties outside town limits.
How much does it cost to seal a two-car driveway?
HomeGuide lists a 20 by 20 foot driveway at about $400 to $800 to seal. Crack filling and oil-spot prep can add to that.
Do you work on both the Larimer and Weld sides of Johnstown?
Yes. Inside town limits the Town's rules apply; outside them, the county you are in decides the access permit process, and we check it before work begins.
