Old Main Street, New Subdivisions
Asphalt paving in Windsor covers a historic main street and a ring of newer neighborhoods. The town counted 9,896 people in 2000, 18,644 in 2010 and 32,716 in 2020, with an estimate of 43,840 by 2025. Growth near the I-25 interchange on the west side has added thousands of new driveways and commercial lots in two decades.
Halfway house to town
In 1873 J.L. Hilton built a small house halfway between Greeley and Fort Collins, and travelers called it the half-way house. The town was platted in 1882, when the depot was built, and named for the Rev. Samuel Asa Windsor. State Highway 392 now serves as Main Street, and the BNSF line runs just north of it.
The 2008 tornado
On May 22, 2008, a tornado struck Windsor around 11:50 in the morning with pockets of high-end EF3 damage and estimated winds up to 165 mph. Damage reached $193.5 million from about 24,000 auto and home insurance claims, and the area was declared a federal disaster. Many homes and driveways in the path were rebuilt in the following years, so pavement on some blocks is younger than the houses beside it.
River ground
The Cache la Poudre River runs along the west and south sides of town, and Windsor Lake sits in the middle. Low ground near the river and lake stays wetter, and driveways built on it need careful base work and drainage. Elsewhere, clay soils common across the Front Range cause the same heaving and edge cracking we see in Loveland and Greeley.
Replacing versus patching after storms
Hail and storm debris rarely destroy asphalt, but heavy equipment used for roof and siding repairs can crack driveways and break edges. If your driveway was damaged during repair work after a storm, we can document the areas and quote a repair or replacement.
Commercial lots near I-25
The growth on Windsor's west side near the I-25 interchange brought new retail and office lots. New lots should get crack sealing within a few years and sealcoating and restriping on a schedule, which costs far less than resurfacing early.
What Windsor owners usually need
- Crack sealing and sealcoating on 10- to 20-year-old subdivision driveways
- Full replacement where base failure shows as alligator cracking
- Overlays on lots whose base is still sound
- Patching and restriping for Main Street and highway lots
The town spans Larimer and Weld counties. For rural properties outside town limits, the county access permit rules depend on which side of the line you are on, and we check that before work starts. Call (970) 717-1592 or

Windsor Questions
Is my Windsor driveway worth resurfacing?
If the base is sound and the surface is only worn and cracked, yes. If there is widespread alligator cracking or heaving, full replacement lasts longer.
Do driveways near the Poudre River need anything different?
Wetter ground needs more attention to base thickness and drainage. We probe for soft areas and grade the surface to shed water.
Do you work on Main Street business lots?
Yes. We patch, overlay, seal and restripe commercial lots and phase the work to keep entrances open.
Which county rules apply to my rural Windsor property?
It depends on whether the property is on the Larimer or Weld side. Each county has its own access permit process.
How often should a Windsor business lot be sealcoated?
HomeAdvisor suggests every few years for parking lots and lists sealcoating at $0.15 to $0.30 per square foot. Crack sealing should come first.
What does a driveway replacement in Windsor cost?
Angi lists removal and replacement at about $8 to $15 per square foot. A typical two-car driveway lands in the low to mid thousands, depending on base work. We give a written price after a site visit.
Do driveways in older Windsor near Main Street need anything special?
Older drives often have thin base and many patches. We usually recommend removing and rebuilding rather than another overlay.
